Owners are paid on or before the 15th of each month for the prior month's reservations, on an accrual accounting basis. Owner statements and direct deposit details are accessible 24/7 via your secure Owner Portal.
For reservations that span across multiple months, payment to the owner is processed based on the guest's departure date. The full revenue is paid out in the month following check-out.
Guests have a 72-hour cancellation window from the time of booking. After that, they receive a full refund only if cancellation occurs 60 or more days before arrival. Cancellations within 60 days are non-refundable.
Absolutely. Owners are welcome to refer guests directly to your property. Just send them to the Roelens Vacations website to book and we'll handle everything from there, including a referral discount when applicable.
Your home is professionally listed on Roelens Vacations, Airbnb, VRBO, Booking.com, Marriott Homes & Villas, Home To Go, and additional channels as they become available. We optimize each listing per platform.
Every booking includes a Damage Waiver fee paid by the guest prior to arrival. This covers up to $1,500 in accidental damages per stay, eliminating the need for a large security deposit and protecting your property.
Your owner's statement is available 24/7 in your Owner Portal. We provide an instructional video walkthrough so you can confidently review revenue, fees, expenses, and net payouts at a glance. Reach out anytime if you'd like a personal walkthrough.

Yes. Booking directly with Roelens Vacations saves you hundreds of dollars compared to third-party sites like Airbnb and VRBO, where service fees are built into the displayed price.
Yes. We require a 30% deposit at booking, with the remaining balance due 30 days before arrival. PayPal Pay Later is also available at checkout for split payments.
You'll receive a full refund (minus the non-refundable processing fee) if you cancel 60 or more days before arrival. Cancellations within 60 days are non-refundable. You may also cancel free of charge within 72 hours of booking.
Travel insurance is highly recommended. You can purchase it at checkout or through trippreserver.com. Insurance is non-refundable and can be added up until your final payment is due.
Your door access code is sent 3 days before check-in, once your reservation is paid in full, your rental contract is e-signed, and a valid government-issued ID is on file.
Yes. All Roelens Vacations rentals include freshly laundered bed linens and bath towels, with one towel per registered guest. Pack extras if you anticipate needing more during your stay.
Each home includes starter quantities of toilet paper, paper towels, hand soap, dishwasher tabs, laundry detergent, hand sanitizer, and trash bags. These are starter quantities, so plan to restock for longer stays.

Select homes are pet-friendly for dogs only. A $200 pet fee per dog applies, and some homes require owner approval with a photo. Cats and other animals are not permitted.
